If you already live in Decatur, you know the rhythm. Book Festival the first weekend of October, holiday bonfire in December, Eddie's Attic booked most nights, Watch Fest wrapping up on the Square. That calendar is intact for fall 2026. The buildings hosting it are the part that is quietly changing.
Between Church Street and Commerce Drive, a handful of tenants are moving in, out, or up in the next six months. None of it will make the front page individually. Together it explains why the Square feels a little different this year even when the events poster looks the same.
129 Church Street: The First Domino
The most concrete change on the Square is a restaurant most locals already know from the Beltline. Muchacho is filling the former Revival space at 129 Church Street. The restaurant has received its permits. The Decatur location of Muchacho is expected this summer in the former Revival restaurant space, which puts a fall soft-open squarely in play.
If you have only been to the original, the West Midtown build gives you a better preview of what Church Street will feel like than the train-depot original does. "We like to celebrate unique attributes of each property and work with the palette we're given," says founder and owner Michael Lennox. While the original Muchacho is defined by its long, narrow footprint and Spanish tile roof, the West Midtown location leans into an industrial past rooted in automotive culture. The Decatur property, a small house behind Leon's Full Service, will get the same treatment. Different bones, same menu language.
That is one address. The reason it matters is what it sits next to.
The Pipeline Two Blocks Over
At the June 12 Downtown Development Authority meeting, project manager Andy Hatfield walked through a list of roughly eleven businesses opening in the city and a handful that had closed. Two items on that list are worth pulling out because they change the scale of downtown, not just its dining options.

The AC Hotel plan requires demolishing the existing commercial building at 701 Church, so it is a longer horizon than the Muchacho opening. CrossFit Decatur has closed. That property is slated to become an AC hotel, and those plans are in the permit review process. The AMLI project is already under construction.
The grocery store line is the one to read twice. A 26,000 square foot retail anchor within walking distance of the Square would give downtown residents a second daily-shop option beyond the current Kroger and Whole Foods routes north of the courthouse. That is a bigger lifestyle change than a new taco spot. It just takes longer to build.
Book Festival Weekend, With A New Stage
The 2026 Decatur Book Festival will take place in downtown Decatur, Georgia on October 2-3, 2026. The Keynote and Kidnote will take place on Friday, October 2. The Decatur Book Festival and Street Fair will be on Saturday, October 3.
Two things are different this year. The first is the venue math. "We're especially excited about the success of the City of Decatur's WatchFest and the new stage downtown. Our children's programming will take place on the new stage at the Square, and programming for all ages will happen around downtown." The second is the lineup, which leans harder on national names than the last few years:
- Pulitzer Prize winner Brian Goldstone in a keynote session on Friday, Oct 2
- Critically acclaimed children's authors Katherine Applegate and Gennifer Choldenko for a "Kidnote" event on Saturday, Oct. 3
- New York Times–bestselling author Tomi Adeyemi kicking off the festival morning for young adult readers
- The 25th United States Poet Laureate, Arthur Sze; and award-winning novelist Tayari Jones
- Marcia Chatelain, Ryan Douglass, Meherwan Irani, Tareasa "Reesa Teesa" Johnson, Pedro Martín, J. Tom Morgan, Steven Raichlen, Eliot Schrefer, Aiden Thomas, and Nghi Vo
For scale, in 2025, the festival welcomed an estimated 20,000 engaged book lovers from across the region. If you live within a few blocks of Court Square, this is the weekend to move the car early. If you have kids, the Storyland Fun Zone and the new stage are the practical answer to what to do while the adult panels are running.
Books get sold at the street fair by Brave + Kind Book Shop, Charis Books & More, Eagle Eye Book Shop, and Little Shop of Stories. Which is worth knowing if you want a signed copy but do not want to fight the panel-room queue.
The Rest Of The Fall On The Square
The Book Festival is the anchor, but it is not the only reason to walk into downtown between now and Thanksgiving. The city's own 2026 program includes a few dates that tend to fill up faster than residents expect:
Placita Latina's Salsa on the Square brings live salsa bands, lessons and performances, and authentic Latin food and drinks to the heart of Decatur, September 19.
Haints & Saints, the Day of the Dead Halloween Parade, runs October 25 from the Decatur Cemetery to Downtown Decatur Square. If you have not walked the cemetery route before, it starts earlier than the parade itself and threads through some of the older markers on the north side. Bring a jacket.
August still has a few things worth catching before the season turns. Screen on the Square: Zootopia 2 is happening on Fri 07 Aug 2026 from 7:00 PM onwards at Decatur Square, and Eddie's Attic has two shows that regulars are already talking about: The Lone Bellow "What a Time to Be Alive" Tour is happening on Thu 06 Aug 2026 from 7:30 PM onwards at Eddie's Attic, Decatur, followed by New Jazz Underground is happening on Sun 23 Aug 2026 from 8:00 PM onwards at Eddie's Attic.
Watch Fest is the wild card. It's a free 34-day watch party, starting June 11, on our downtown square where you can catch heart-pounding, must-see matches on a big, brand-new outdoor screen. The run ends before fall proper, but the outdoor infrastructure it left behind is the same footprint the new Book Festival stage is using in October. That is not a coincidence. It is the piece of the year's plan that most residents did not see coming.
Decatur is the season where the Square's tenant list quietly rewrites itself while the events calendar keeps running on schedule.
Reading The Fall As One Story
Take the pieces together and a pattern emerges. A single restaurant opening on Church Street. A hotel in permit review one block up. A 358-unit residential building with a grocery going up on Commerce. A twenty-first Book Festival routing its children's programming through infrastructure that was not there last October.
None of these are dramatic on their own. Muchacho is not the first Beltline import to cross the tracks into Decatur. AMLI is not the first mixed-use in DeKalb County. But the density of the changes matters. Downtown has been shifting from a night-out destination toward a more residential center for a decade. Fall 2026 is the season where several of those threads land within a few months of each other, on a two-block radius, without any single announcement drawing attention to the whole.
For homeowners already on the north side of the courthouse, or in the Ponce corridor, or the pockets closer to Agnes Scott, the practical read is this: the walkable inventory downtown is getting denser, the retail is getting deeper, and the events calendar is getting a slightly bigger canvas to run on. None of that changes what your street looks like next Tuesday. Over a five-year window, it changes what "downtown Decatur" means when your out-of-town friends ask what is new.
